Colony Brook Homeowners Association Meeting Minutes
Saturday April 30th, 2022
Call to order at 11:02 am
1. Monika Scotti President of Colony Brook Homeowners Association call the meeting to order at 11:02am quorum was present.
2. Roll Call: Those that were in attendance was Monika Scotti, Jack Scotti, Penny Frank, and Christopher Burning

4. Architectural Committee –
5. Architectural Report- Thomas McVicker @ 7613 had put a request in wanting to replace his front lawn with new grass add a sprinkler system and add a stone border for the grass.
May’s neighborhood monthly event had not yet been determined.
Christopher Burning had stated that he would be sending out letters to those homeowners whose front yard and driveway’s need some work. Next Architectural Committee meeting will be held on May 23rd.
6. Approval of minutes- March 5th, 2022, were approved as written.
7. Treasurers Report- In Savings Account $11,318.33 in Operating Account $10,394.66
Total $21,712.99.
8. Homeowner’s Comments – We have some new homeowners @ 7612 Joel Torrecillas and Tawa Volden and that we need to get them a $25.00 gift card.
9. Open Issues/ Old Business:
- Discussion was to have the dumpster for another week, since the homeowners were doing such a good job with the rules of what can go in and what can’t.
- Mailbox Cover- discussion was that no one is returning Penny Frank’s calls or emails. Christopher Burning said he would ask his dad if he knew of someone.
10. New Business:
- Renewal of Insurance will be coming up in July
- Replacing the playground with a more modern one. Playground from Costco which would be installed by a contractor from the company. The cost of the playground only would be $1527.71, all we need to do is remove the current one and make sure we have a 3-inch ground cover.
- Our current landscaping company may have a plumber to fix the current water leak issue.
11. Open Discussion- Discussion was to maybe replace the grass in the Commons Area to turf, it would be very expensive.
-All Arborvitaes need to be trimmed
