Colony Brook Homeowners Association Meeting Minutes
Saturday September 11th, 2021
Call to order at 11:03 am
1. Monika Scotti President of Colony Brook Homeowners Association call the meeting to order at 11:03 am quorum was present.
2. Roll Call: Those that were in attendance was Monika Scotti, Jack Scotti, and Penny Frank.
3. Homeowner Guest –
4. Architectural Committee – Chair Christopher Burning and Mourine Anduiza
5. Architectural Report- Christopher Burning provided a request form for homeowners to fill out to give to the ACC if they had any changes to be made to their home.
Christopher has created an e-mail account for the ACC for all request to be put through there colonycourtac@outlook.com
The Architectural Committee will be meeting every 4th Monday of the month at 5:00 PM. Meeting will be on September 27th at Mourine Anduiza house 7649.
Christopher Burning had also stated that Thomas McVicker had submitted his request for the color of his trim on his eaves and around his garage door to be approved. Committee had not yet discussed this, and that Christopher will inform Thomas McVicker that the Committee will be discussing this at there next meeting.
President asked Mourine Anduiza if she had sent in her request to the Architectural Committee, she had stated “she had not, she responded to our Attorney about her fence”.
Also discussed and approved for Christopher Burning to look into and set us up with wix.com for a website
6. Approval of minutes for Saturday July 17th, 2021, were approved with 2 corrections.
7. Treasurers Report- In Savings Account $11,104.17, in Operating Account $5471.79
Total $16575.96
8. Homeowner’s Comments –
9. Open Issues/ Old Business:
a) Mailboxes – the person who had originally intended to build our cover is unable to, Board is looking for a new contractor. Asked Christopher Burning if his dad would possibly be interested, Chris had stated that he will ask him. Mourine Anduiza stated that she would ask her contractor Kevin as well.
b) Covenants- the President stated that the Board had a phone conference with our Attorney regarding the request from our Annual meeting about our Covenants. Our Attorney stated that in our current Covenants “we do not need 100% of homeowners to change the Covenants. Homeowners who wish to stay with the current Covenants would stay under those ones, and homeowners who would like to have new Covenants would go under the new Covenants”. Mourine Anduiza asked if we could ask our Attorney, if those who signed the form from the last Board to change the Covenants if that would still stand? The President did state that since we can change our current Covenants without 100% homeowners, that the Budget for 2022 will be amended by the Board of Directors.
c) Sidewalk repairs- according to our insurance company we can help with cost of sidewalk repair if the homeowner finds out that because of their tree they are responsible to repair it. The HOA will not have any liability if someone gets hurt, the liability will lie with the Homeowner.
10. New Business:
a) Removal of Rhodie- discussion was that we prune it back but leave it. Plan to do something with the gravel around the Commons Area, suggestion was a fence to help with parking.
11. Open Discussion:
a) Oktoberfest October 15th at 6:00 at 7649 Mourine Anduiza’s home.
b) Look into earthquake preparedness for our neighborhood.
c) Redo the gravel around the commons area, possibly putting bricks around the grass area.
8. Next Meeting: October 9th, 2021 @ 11:00 at 7625 Scotti’s home.
