Colony Brook Homeowners Association Meeting Minutes
Saturday October 16, 2021
Call to order at 12:02 pm
1. Monika Scotti President of Colony Brook Homeowners Association call the meeting to order at 12:02 pm quorum was present.
2. Roll Call: Those that were in attendance was Monika Scotti, Jack Scotti, and Penny Frank.
3. Homeowner Guest – Thomas McVicker
4. Architectural Committee – Chair Christopher Burning and Mourine Anduiza
5. Architectural Report- Christopher Burning sent a copy to the President of items that were discussed at the September 27th Architectural Committee meeting. Those that were present was Mourine Anduiza and Robert Ramirez via phone conference. The 2 items that were discussed was the request by Thomas McVicker 7613 black trim on the eaves and around the garage door, and the fence color change on Mourine Anduiza 7649.
The Committee concluded that the Thomas McVicker’s trim color would be acceptable and passed with a 3 yay to 0 nay.
The committee, of those who didn’t have a conflict of interest, Robert Ramirez and me Christopher Burning passed the motion of Mourine Anduiza’s fence be the same color as her house. 2 yay 0 nay.
Next scheduled Architectural meeting will be on November 29th at 5:00 @ 7649 Mourine Anduiza home.
Christopher Burning looked into the cost for us to have a website the cost would be $84.00 a year with a coupon code, after a year the cost would be $168.00 a year. Christopher will be setting up the website mid-November.
6. Approval of minutes for Saturday September 11th, 2021, were approved with a few corrections
7. Treasurers Report- In Savings Account $11,204.45, in Operating Account $4573.98
Total $15,778.43 – there were no delinquencies
8. Homeowner’s Comments – no comments
9. Open Issues/ Old Business:
a) Mailboxes – Christopher Burning said that he had spoken to his dad regarding this project, Thomas McVicker said he might have a contractor as well.
b) Follow up on requests presented to the Architectural Committee with final approval from the Board of Directors- 1st request Thomas McVicker changing the trim color, while protocol was done correctly, the Board felt not to pursue this matter any further.
2nd request Mourine Anduiza changing the fence color, while the request to the lawyer was not sent on time, the Board felt not to pursue this matter any further. The new fence colors are Gray, White, Stain/Natural, or your house color.
c) Covenants- Mourine Anduiza asked if we could ask our Attorney, if those who signed the form from the last Board to change the Covenants if that would still stand? This is what our Attorney stated, “The door-to-door campaign you speak of below is an informal process and is not binding in any way. Owners only submit a formal vote if/when they are presented with an actual proposed amendment or rewritten set of governing documents that the Board has authorized. While it is helpful to gauge whether owners are supportive of a new set of covenants, they have the right to change their minds, particularly once they see the actual new documents if there are provisions, they do not support. This is the significant challenged posed by having to obtain unanimous approval of the documents. Let me know if you have any questions about this.”
It was stated that we ask our Homeowners “What would you like to have in our Covenants”
Thomas McVicker mentioned “if Homeowners are not complying to our current Covenants, what makes it that they will comply to the new ones? Why spend all this money?” Monika Scotti stated that she had mentioned this in several emails, that the Board would rather see the money go back into our community and to the homeowners.
10. New Business: No New Business
11. Open Discussion:
a) Neighborhood gathering - Game Night 2nd week of November (13th) time and place will be announced.
a) Save the Date Saturday December 11th, 2021.
8. Next Meeting: December 4th @ 11:00 at 7625 Scotti’s home.
9.Meeting adjourned: Monika Scotti President adjourned the meeting at 1:05 pm

Meeting was moved to December 11th @ 11:30 with a RSVP by December 4th. There was 1 RSVP but a no show.
